Why tile roofs leak
Tiles themselves can last a long time, but the parts around them wear. The mortar bedding and pointing that hold ridge caps in place can crack and crumble with age and sun, tiles can crack when walked on or hit by hail and branches, and valleys can rust or fill with leaves. Each of these can let water in during heavy Brisbane rain.
Pointing and bedding explained
The ridge caps along the top of a tile roof sit on a bed of mortar, sealed with a layer of pointing. When that pointing cracks, ridge caps can loosen and water can get under them. Repointing, and rebedding where needed, secures the caps and closes the gaps. It is one of the most common jobs on older Brisbane tile roofs.
Repair, refresh or replace
If the tiles are mostly sound, targeted roof repairs and repointing are usually enough. If many tiles are damaged, a refresh or a full roof replacement may be better value, either in new tiles or in Colorbond style metal. We explain the options clearly after a look at the roof.
